Weekend sales status: A Treasure Trove, The Luxurie & The Meyerise

A Treasure Trove
Sim Lian is understood to have sold a further 105 units over the weekend (up to 6pm yesterday), taking total sales in the 99-year leasehold condominium near Punggol MRT Station to 625 units.

The developer released another 200 units on Saturday, which means that 790 of the total 882 units in the condo have now been released for sale.

The average price for the newly released units is said to have been raised slightly from the original $866psf. Sim Lian began previewing the project on Sept 8.

The lost popular units in the development are two- and four-bedroom apartments.

The Luxurie
Keppel Land’s The Luxurie stood at 202 units as of 6pm yesterday. Based on the 151 units KepLand sold in the project in August – as stated in URA’s compilation of developers’ monthly sales data – KepLand has sold 51 units in The Luxurie so far this month. It has not revised its pricing, which has averaged $980psf since it began selling the project on Aug 26. To date, it has released 250 units in the 622-unit, 99-year leasehold condo for sale.

Market watchers say that The Luxurie’s higher pricing has sent most buyers to Sim Lian’s project, which is one MRT stop away. However, they note that the higher price for KepLand’s condo reflects its superior finishings and location a stone’s throw away from Sengkang MRT/LRT stations and bus interchange, Compass Point mall and other amenities.

The Meyerise
Hong Leong Holdings had sold 108 units as of yesterday. It released a further 30 units for sale in the freehold condo over the weekend, taking total units released to 150 units in the 239-unit project. The Meyerise will comprise two- to four-bedroom units as well as penthouses housed in two blocks of 31 storeys. The project was previewed early this month.

Hong Leong has previously listed the project’s unit prices as ranging from $1,400 to $2,540psf. It is developing this project on a site of about 115,302sqft which it bought from Della Lee in 2007 for about $201 million.

Weekend sales staus: The Luxurie, The MeyeRise, EuHabitat etc

The Luxurie
This 99-year leasehold project by Keppel Land in Sengkang has sold 180 of the 220 units launched since its preview launch on Aug 26, at an average price of $980psf. The penthouse and ground-floor units are fully sold.

When completed in 2015, The Luxurie will comprise 622 apartments, ranging from one to four-bedroom units as well as penthouse units. Most are two- and three-bedders.

The Luxurie's pricing is similar to that of neighbouring mass-market development H2O Residences by City Developments, but its proximity to Sengkang MRT and bus interchange makes The Luxurie more attractive, said DMG and Partners Research. The Sengkang Public Library and Community Hub are also nearby, as are CHIJ St Joseph's Convent and Rivervale Primary.

Comparable projects in the area include Kovan Residences, located along Kovan Road, which had a recently transacted price of $1,180psf; and Boathouse Residences, located along Upper Serangoon Road, which was recently transacted at $880psf.

The MeyeRise
The freehold development by Hong Leong Holdings in Meyer Road has racked up about 80 sales since its preview started last Friday. Singaporean and permanent residents comprised about 90% of all buyers. The project in District 15 has 239 units, a mix of two-bedroom, three-bedroom, four-bedroom and penthouse units. The average price was $1,950psf, with three-bedroom units the most popular among buyers - nearly half the units sold were three-bedders. Unit prices ranged from $1,400 to $2,540psf.

The MeyeRise is minutes away from Parkway Parade and Katong Shopping Centre, with Playground@Big Splash and East Coast Park also nearby.

EuHabitat
There were 24 units shifted at EuHabitat in Jalan Eunos over the weekend, bringing the total number of sales to 472 out of the 548 apartments available.

Prices range from $880 to $1,200psf.

Boathouse Residences
Another 20 homes were sold at Boathouse Residences in Upper Serangoon over the weekend.

New project info: The Meyerise

Hong Leong Holdings will be holding previews for a new freehold residential project in the East Coast area called The Meyerise in September, with prices starting from $1,400psf.

Located at Meyer Road, The Meyerise will have 239 units spread across two 31-storey blocks. There will be two, three, four and four-plus-one bedroom apartments, with sizes ranging from around 880sqft to 2,055sqft.

Most of them, or 120 units, will be three-bedders. Two-bedders make up the next biggest category with 60 units. The project is expected to achieve temporary occupation permit in October 2016.

The Meyerise is near East Coast Park and Playground@Big Splash. It is also in the vicinity of retail spots such as Parkway Parade and 112 Katong.

There are several schools nearby, including Tao Nan Primary School. Chung Cheng High School, Dunman High School, Victoria School and Victoria Junior College.

The Meyerise will be a “lifestyle enclave that allows residents to forget the stresses of city living while embracing the finer things in life”, said Hong Leong Holdings head of sales and marketing Betsy Chng.

The East area is popular with home seekers who aspire to seaside living and several new residential developments are coming up. At one of them, Silversea, units changed hands for $1,547-2,205psf in July and August, according to caveats lodged.
