Here is the July update - our thanks as usual to Citibank and Mr. Nicholas Mak.

The one thing that caught our eyes was that compared to a year ago, non-landed property prices in the mid-tier segment grew at the fastest rate of 46.2% year-on-year (yoy), while average home prices in the high-end and mass-market sectors jumped by a relatively lower 35.7% and 36.1% yoy respectively.

Is this scary or what...

  1. Went to a cluster house project yesterday and discovered in small print that not only the basement carpart but the ROOF & water tank is considered as part of the built-in sq footage. According to agent, this is the norm for Strata-title property. Is that right?

That was what we were told when we saw ESTRIVILLAS end of last year.

So the moral of the story is: ALWAYS read the small print!
