Visit to Sentosa Cove: Quayside Isle & The Residences at W

The wife and I decided to spend the Vesak Day long-weekend with our son on a "staycation" in Sentosa.

And between visits to the new "Adventure Cove" water park and iFly, we decided to go check out Quayside Isle at Sentosa Cove. This is the latest F&B hotspot across from One degree 15 Marina Club, which primarily serves those rich (and some famous) people that live in their villas and humongous apartments around Sentosa Cove.

 
For those who has not been to Quayside Isle (yet), the area has really blossomed into quite a hip and happening place, littered with many restaurants, bistros and bars. You will find some familiar names like Picotin and Brussels Sprouts as well as other quaint little joints.

 
 
And while dining at the restaurants, one gets the full view of the Marina with its many boats and crafts of various makes and sizes. 
 

The 240-room W Hotel, which opened its doors in September 2012, is located next-door to Quayside Isle.


And situated across the road from Quayside Isle is The Residences at W. This is the 228 units ultra-luxurious condominium project developed by CDL. Other than the usual frills, e.g. concierge service, valet parking, spa facilities etc., a total of 34 berths (that can accommodate yachts of up to 12-metre in length) are available for residents that own boats in addition to their fleets of Lamborghinis and Ferraris.


However, many of the apartments seem to be vacant from what we can see. But at an asking price of between $2,500 - $3,000psf, we are not overly surprised!


The number of vacant apartments became more pronounced as darkness fell. So we reckoned parking (for cars, that is) is not a major issue for residents at the moment.

 
 
 
 
 

New project sales update

Tree House
CDL has sold 360 units at its Tree House condo at Chestnut Avenue since previewing the project last week.
The 99-year leasehold project has an average price of about $820psf. To date, CDL has released 400 of the project’s 429 units.

Holland Collection
The Holland Collection
CLSA Capital Partners Real Estate Fund and Lippo sold 6 units at their Holland Collection project in Holland Road last week. This means that the developers have sold 8 units in the 26-unit project since its preview last month. Units sold last week include two penthouses (at about $6.3 million each) and a strata bungalow that fetched $6 million.
The buyers in the freehold project, which is four storeys high and has an attic level, are mostly foreigners. The eight units sold to date are priced between $1,850psf and $2,200psf.

Waterbank @Dakota
UOL Group is understood to have achieved further sales of about 50 units at its Waterbank at Dakota condo last week, taking total sales to 570 units in the 616-unit, 99-year leasehold project.

The Residences at W Sentosa Cove
CDL has to date sold about 25 units at The Residences at W Sentosa Cove. The 99-year leasehold project, priced at $2,500 - $3,000psf, has been on the market for nearly a month now. To date, CDL has released 56 of the project’s 228 units.

The Seascape
Ho Bee and IOI, which are developing The Seascape on a more attractive spot on Sentosa Cove, are said to have sold about 33 units to date. The project has an average price of $2,700psf, with achieved prices ranging from $2,619psf to $3,145psf. The Seascape came to market at about the same time as The Residences at W.

SEASCAPE, THE RESIDENCES AT W & 76 SHENTON WAY...

More property launches are on their way. Agents are gathering interest for Ho Bee’s Seascape and City Developments’ The Residences at W, both at Sentosa Cove.

Sources say Seascape could be launched towards the end of the month, at asking prices of $2700 - $3000psf.

Agents are also advertising for Hong Leong Group’s 76 Shenton Way, said to comprise mostly one and two-bedders. BT understands it could be previewed at month-end, and agents are quoting prices above $2000psf.

And the private property wheel keeps on turning…
